2022 Annual Meeting and Election Results

See below, unofficial summary of the 2022 Annual Meeting and Election.

We’re also providing the Zoom Meeting Recording, available at villagecreek.us under the News tab.

Entire meeting was about 15 minutes.

Some residents reported trouble accessing the Zoom link.  If you ever have trouble with Zoom, you can fall back and use the teleconference phone number.  You won’t see the slides, but you’ll still be able to follow along and hear all reports, discussions, and votes.

2022 Annual Meeting Summary

Introductions of those in attendance.
   Ty Thomas – President

Quorum was established at 13%, including live attendance plus proxy votes.

Election Results
   59 votes – Sara Marion (elected for 3 year term)
   49 votes – Craig Goralski (elected for 3 year term)
   30 votes – Sherry Watson (not elected)

Financial Report
   Cash on Hand: $590,588.61
   Reserve Account: $438,182.27
   97% Collected Dues for 2022

President’s Report

Thanks to the following people…

  • Past board members, Cynthia Moody and Chimeria Gonzalez
  • Special thanks to outgoing board member, Brian Martin, who has served for the past 6 years. 
  • Steve Winters and ARC Committee
  • Social Events Committee, Hailey Piowaty, Peggy Barriga, and others. 
  • Too many folks to list everyone, but thank you to all involved in the HOA over past year.

   Summary of Past Year’s Activities

  • Challenges due to COVID, shortages of labor and materials
  • Kept pool open, where many other pools closed due to lifeguard shortage
  • New play structure replaced 20+ year old fort, matches look of front
  • Started replacing pool area tables, new rust proof recycled material
  • Various pool and splash pad equipment and facility repairs
  • New Pool Card Access System, old system crashed, company closed
  • Various work on systems, fences, trees, parks, parking lot, gazebo, etc
  • Butterfly Club setup new butterfly garden near lake, not cost to HOA
    Thank you to Sandra Zak and team for doing this!
  • Various irrigation repairs, irrigation system is pretty old and not mapped
  • Dredging and repairs to main lake, done by MUD5, no cost to HOA

Summary of Upcoming Year’s Activities

  • New system to help enforcement of rules
  • Faster and cheaper internet at the pool, saving thousands to the HOA
  • New security camera system, self hosted, no rental or hosting fees
  • Upgrades to irrigation system with smart watering, smart control, this will save water and money
  • New landscape company, LEI, starts Aug 1
    LEI will be attending meetings for better, more direct communication
  • Repairs to the pool equipment area and wind screens
    Due to shortages, some of this had to wait until after pool season
  • Repainting the splashpad, pool mushroom, and other pool item repairs/upgrades, be patient, as pool equipment and services are extremely difficult to obtain in current market
  • Pool company has agreed to start attending meetings too, very helpful
  • New pool gate access system, use existing cards
    Once it is fully online, we’ll be able to upgrade to smartphone access!

   In short, we have stayed on budget, built up the reserves, kept facilities in good working order, and have taken opportunities to make cost effective upgrades and improvements. We’ve worked to find the best vendors and consultants, and improve their communications and work flow. I’d like to say Village Creek is operating better and leaner than most other similar neighborhoods in the area, and VC provides a tremendously attractive home owning proposition, which is one of the many reasons home values and buyer demand are at an all time high, not just compared to the historic levels, but compared to similar neighborhoods.

   Many thanks to the board, committees, Crest Management, Aquatic Management, our legal team, and other vendors.  Especially thanks to our great residents, for their support of the board, and for making Village Creek simply the best.
