Location: Meetings are currently virtual. You may call in by phone or use the Zoom app.

Village Creek Board of Directors Management Principles
Vision: A community offering an inspiring quality of life, and a desirable place to live and enjoy our family, friends and community.

About the HOA
How does an HOA work? Who’s in it? Who runs it?
All 747 households in Village Creek are members of the HOA. That means, if you own a home in Village Creek, then YOU are a member of the HOA. As members, we are all responsible for not only abiding by the association’s rules, but also for helping to monitor, maintain, and protect the condition of the various facilities and amenities that belong to us all.
If you see something, say something.
We don’t need to be shy, nor do we need to be mean. It is normal that things may be fine one day, and the next day something needs attention. You may be the first one to notice. You may be the only one to notice. If you rely on someone else to report the problem, it may not get reported at all. It is normal that things break, go wrong, or wear out. It is ok to report it. The HOA’s board, managers, and vendors will try to get it sorted out, to everyone’s benefit.
What is the Board of Directors? What do they do?
The board consists of 5 elected neighbors. Did I mention they are neighbors? They are unpaid volunteers from the community, elected for the purpose of approving expenditures, selecting vendors, and maintaining a coherent direction for the community. The board often makes important decisions that would not be feasible for 747 members to discuss in detail. Example: do we take the low bid DJ for an event, or maybe pay a bit more for the guy that was really exceptional at a previous event? Both options have merits. Five minds weigh the merits, vote, and we get one DJ or the other.
Who inspects and enforces deed restrictions?
That would be the contracted management company. They currently come once a month to inspect. If we feel that isn’t enough, we can pay more and have them come twice a month. If they spot an infraction, they take appropriate action. Do they see everything? No. Do they make mistakes? Yes. They are human. If they miss something or make a mistake, it is a pretty easy thing to contact them and politely let them know. They’ll appreciate the help, so long as it is given with common courtesy. Note that the board does not do inspections, isn’t trained for it, and should not be asked or expected to do it. It is best to let the 3rd party, neutral, trained, management professionals or contracted vendors do inspections.
What if I don’t like HOA rules or board decisions?
You can contact the board, and let them know. It is a good practice to include alternate suggestions that you prefer, rather than focusing only on what you don’t want. Even better if you volunteer. Best of all, you can run for election to the board. Warning though, it is surprising how much time and work is involved, though we’re working to streamline it.
What if I want to participate more in HOA, but don’t want to be on the board?
Village Creek has several committees and clubs you can participate in. You can even volunteer to start a new club if you like. Find something you like and/or that you are good at. You can make a difference. Just remember, you are one of 747 members, and they may not all agree with your plans. In fact, sometimes, the board and/or residents may disagree with you completely. In those cases, don’t take it personally. Just try to find something else to help with, and remember that we’re all neighbors, members of the same HOA, all with the common, unifying goals of making Village Creek a great place to live, and frankly, to get a solid return on our investment when we sell… sometime in the very distant future.
